As we reported in a recent post, nowadays, given the difficulty of obtaining traditional financing to buy a business, many owners are offering to carry the note on their business for sale as a means of finding a buyer. This method of attracting potential buyers has certainly become more prevalent, maybe out of desperation, but it is important to remember that it is not without risks.

On Friday we were down in beautiful Pagosa Springs, Colorado and met with Charlie Cole of Cole Acquisition Partners of Durango, CO. We were discussing the state of the market for vacation and outdoor recreation properties. His take: demand is very strong, supply is good, and financing is almost non-existent.

I attended the International Sportsman's Expo in Denver Yesterday and in-between drooling over lots of cool stuff (truck campers, drift boats, $1000 fly rods) I managed to talk to some people about their outlook on business in 2011. I spent most of my time speaking to the owners of outfitters, fishing guide services and hunting and fishing lodges, mainly from Alaska and Oregon. Every one of them had a positive outlook on 2011.

Snow's good. As in- the snowfall has been good, great, and even historic, throughout the West. As in- the snow is good for business.

For skiers and snowboarders the early season accumulations are blanketing ski areas with a feeling of euphoria; especially after so many years of drought in a number of regions. For business owners there is a sense of relief. After two recession-winters nothing (short of global financial reform and sky-rocketing consumer confidence) is more important to a ski area business owner than...
